Drive through any Saskatoon neighborhood developed in the 1950s, ’60s or ’70s, and you’ll see streets lined with bungalows.

Thousands of those bungalows were constructed by Boychuk Homes, the family-owned residential builder and land development company celebrating its 75th year in business.

The company’s founder, Mike Boychuk, built his first house in 1947. The bungalow, located on Lansdowne Avenue, still stands today, a testament to the builder’s quality of construction.
Bungalows from that era stuck to a tried-and-true formula, says Bill Yano, sales representative with Boychuk Homes.
“That was the family home. The lots in those neighborhoods were wider and bungalows were a great fit. Boychuk built many 1000-square-foot bungalows.”
“In the ’60s and ’70s, the typical bungalow had three bedrooms, a formal living room, a dining room and a closed-in kitchen. The living room was always located at the front of the house,” Yano says.

As land prices climbed, residential lots began to get smaller.
“That saw the advent of two-level and four-level splits. As lots kept getting narrower, the two-storey floor plans began to dominate.”
Younger generations of Saskatoon home buyers have grown up in two-storey homes, says Yano.
“When they come into a bungalow today, they’re shocked. The bungalow seems so wide and spacious in comparison to those narrow two-storey homes.”

“In this new take on the bungalow, all of the living is at the back of the house,” says Yano. The closed-in living room and kitchen of the past have given way to the open concept great room.

“Instead of a third bedroom, that space has gone to create a larger primary suite with a walk-in closet and ensuite, as well as a main floor laundry. The second bedroom is located at the front of the house, and is often used as an office or den.”
Boychuk’s show home is a 1,550 square-foot executive bungalow, with a contemporary design that demonstrates the builder’s crack for staying on top of the latest trends. Boychuk worked with professional stager Shannon Weber, owner of In Fine Order, to ensure the show home delivered that vital wow factor.

The home’s spacious great room is flooded with natural light from oversized windows that overlook the adjacent park.
A finely crafted coffered ceiling in the living room area defines the space.

“The coffered ceiling spells elegance and class. It changes the dramatics and esthetics of the room,” says Yano. The electric fireplace is a cozy touch, featuring a hexagon tile surround.
A chef-worthy kitchen overlooks the living room, dressed in classic Shaker-style white cabinets with a contrasting ‘Neptune Blue’ seven-foot island. Warm gold cabinet hardware and matte black pendant lights and faucets are fashion-forward touches.
The primary suite has all of the creature comforts today’s buyers are looking for, including a spacious ensuite with a double-sink quartz-topped vanity, oversized glass-enclosed shower, soaker tub and a toilet closet. A large walk-in closet is lined with custom shelves.

The second bedroom is at the front of the house, facing the street.
“It’s an ideal home office. The large window brings in natural light while you’re working,” says Yano.
The step-saving main floor laundry is finished with extra storage cabinets and a counter topping the washer and drier.
“We’ve developed the lower level of the home with a family room that offers 492 square feet of entertaining space. We created a nice dry bar with a mini-fridge in the area under the stairs. The nine-foot ceiling and sunlight that shines through from the open stairwell takes away that feeling of being in a basement,” says Yano.
The lower level can accommodate an additional three bedrooms and a full bathroom.

When designing their latest show home, the Boychuk team was sure to include a generously-sized garage.

“A puny garage can be a deal breaker in Saskatchewan. We’ve found that garages need to be truck- and SUV-friendly,” says Yano.
Boychuk’s show home at 503 Hamm Crescent was a popular stop in this year’s Parade of Homes, presented by the Saskatoon & Region Home Builders’ Association (SRHBA).
“People are telling us this is a ‘wow’ home. During the parade, we averaged a hundred couples a weekend through the home. The SRHBA did a great job of promoting us and getting people out to the show homes,” says Yano.
The Boychuk show home is open for viewing Tuesdays to Thursdays from 6 to 8 pm; weekends and holidays from 2 to 5 pm
